General Policies and Rules:
No booking is considered final until a government issued ID is provided.
No smoking is allowed inside any of the units on the property. Any violation will result in a $500.00 fine. Units are checked before guests arrive and after guests check out for cleanliness and smoke. Fines are at our discretion. We'd prefer you didn't smoke on the property at all, but if you must, DO NOT SMOKE INSIDE or you will be charged.
Please be respectful of our neighbors and other guests. Noise complaints can and will happen if you are loud. Any fines or penalties incurred by the property or the owners as a result of noise made by guests will be the responsibility of the guests to pay. Any reasonable legal fees incurred to enforce this rule will also be the responsibility of the guests.
Your reservation can be cancelled without refund for, including but not limited to - excessive noise, having more people at the property than your reservation specifies, unauthorized events, unauthorized parties, smoking in the house, disrespecting/destroying the property, drug use, failure to communicate.
The police or other authorities may be called to help enforce these rules if necessary.
No unlicensed firearms or other weapons are allowed on the property. If you possess a legally licensed firearm or any other weapon it must be secured and stored at all times. Any evidence of unsafe use of a weapon on the property will be cause for immediate removal and the authorities may be called if necessary.
We comply with state/local guidelines and executive orders. Failure of the guests to follow executive orders, state/local guidelines in any respect that results in a fine or other penalty will result in the guest becoming responsible for not only their fines, but also the fines/penalties incurred by the property/owners in full which may include reasonable attorney's fees.
We do not allow pets. If any animal is permitted due to special circumstances, we require a deposit of $500.00 which will be returned if there is no damage from the animal after checkout. If damage exceeds $500.00 you will be billed additionally.
Ruined towels will incur a charge of $20.00 per towel. Ruined means we have attempted to wash/clean the towel and stains remain and the towel must be replaced. All units/towels are inspected prior to and after each guest.
No fireworks, flammables or other potentially hazardous items/party favors are allowed. No confetti or similar party favors allowed. Failure to comply will result in a $200.00 additional fee on top of the reservation.
Cancellations & Refunds
Our cancellation policy for all regular stay bookings are as follows:
Full Estate Bookings: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 30 days before check-in. No refunds for cancellations made within 30 days of check-in.
Main House and Studio Bookings: Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
Cancellation policies regarding gatherings are governed by a separate contract.
Refunds for cancellations will be sent out within 48 hours cancellation via direct deposit to the account used to pay for the reservation or by check to the address provided by the reservation holder.
Refunds of damage deposits will be returned within 48 hours of our inspection of the property. Inspections typically occur the day of or the day after check-out. Refunds, minus any damages, will be sent out via direct deposit to the account used to pay for the reservation or by check to the address provided by the reservation holder.

The Rich Hippies House is a Vacation Rental. It’s also a 100 year old home we love and cherish very much.
If you are interested in using the space for a gathering, it will be subject to approval not only by us, but by the policies and ordinances of the City of West Palm Beach. One or more permits for your gathering may be required. Permits are extremely limited. Details available upon request.
We strictly adhere to the city wide noise ordinance, so there are no all-night events allowed.
We are a vacation rental, not a venue. We do not provide any vendor services.
No valet parking is permitted.
Free on-site and legal street parking is limited, we ask our guests to carpool and shuttle when possible to respect our neighbors.
Vendors are subject to approval by us. Additional permits may be required.
Discount codes are not valid for gatherings.

Frequently Asked Questions
Q: How far are we from the beach?
A: We are about a 10-12 minute drive to the nearest public beach on Palm Beach.
Q: How far are we from the airport?
A: The closest airport is PBI (Palm Beach International) which is a 5-10 minute drive from the property.
Q: Parking?
A: We have a driveway and an open field of artificial turf that can accommodate parking of multiple vehicles and even on occasion have had a small-mid sized RV from time to time. Under no circumstances are any vehicles to park on the stone paves that cover the courtyard. A fee will be assessed for each broken paver.
Q: Do we allow parties?
A: We are not a party house. There is limited availability for gatherings that must meet specific guidelines set forth by us and the city of West Palm Beach. A permit may be required, so if you intend to have any celebrations or additional guests on property you must discuss it with us prior to booking. You can reach out here.
